The Waverly project is a 133-unit, 9-story, midrise Class-A multifamily community in Brooklyn, New York. This mixed-use building in Clinton Hill, Brooklyn. sits at the buzzing intersection of Atlantic and Waverly Avenues and contains 6,000 square feet of retail and a 56-vehicle parking garage. In total, the residential component occupies approximately 91,900 square feet. With these measurements, each unit averages approximately 681 square feet. The site was bought from Verizon New York for $17.25 million in December 2019 and Verizon continues to operate a small office space on a portion of the property.
We’re pleased to report this project is on-pace and on-budget and continues to make all preferred distributions to EB-5 investors during the COVID-19 pandemic. We also expect the project to continue generating a 5% annual distribution to investors going forward. This month we’ve received fresh market data which projects our occupancy rate in Year 1 (Fall of 2021 – 2022) of operations will hit 100% (with a substantial waitlist). The project has already created in excess of 300 jobs, which means we have a substantial job-creation surplus. This removes job-creation risk for any new EB-5 investors that come into project, as the inventory of jobs can be allocated to their petition immediately.
